What the $795 Maine MLS Listing Includes (and What's A La Carte)
Maine A La Carte Real Estate lists your Maine home on the MLS for a flat $795, with Broker/Owner Diana Corbett as your listing broker. Vacant land is $295 and commercial (NECPE) listings are $795. Everything beyond the listing itself, such as showings, photography, negotiations or closing help, is optional and priced separately, so you only pay for the help you actually want.
This post walks through exactly what the $795 covers, what it doesn't, and how the a-la-carte menu works. For the full picture of how flat-fee selling works in Maine, start with our Flat-Fee MLS in Maine: The Complete Seller's Guide or the flat fee MLS Maine page.
What the $795 listing includes
The $795 is our "Input MLS Listing" service. It covers:
Professional input of your listing into the MLS by a licensed Maine broker, so your home appears in the same system buyers' agents search every day.
Help getting the required listing paperwork in order before your property goes live, if you need it.
A local Broker/Owner you can call. You're working with Diana directly, not a remote, entry-only portal.
Because Maine A La Carte is your listing broker, you sign an "Exclusive Agency" listing agreement. Under MLS rules, one property can't be listed in the MLS by two different companies at the same time.
What you'll need to provide
To stay compliant with federal, state and MLS rules, these items have to be submitted before your property can be listed:
The Listing Agreement
The MLS Listing Data input sheet
Seller's Property Disclosures
Lead Based Paint Disclosure
At least one digital photo
If you'd like help with any of these, Diana will walk you through them.
What's not automatically included
The $795 is the listing. It does not automatically include showings, negotiations, photography, drone photos, inspections, or attending the closing. Those are a-la-carte services you can add if and when you want them.
That's the whole idea behind "a la carte": plenty of Maine sellers are comfortable showing their own home or handling their own buyer calls, and they shouldn't have to pay for services they don't use.

A few common ways sellers use it
Listing only. You list for $795, handle your own showings and buyer questions, and come back for a $25 MLS adjustment if you change your price or update photos.
Listing plus presentation. You add professional photography, drone photos or a virtual tour video so your listing looks its best from day one.
Listing plus the hard parts. You do the showings yourself but bring Diana in for contract negotiations, the home inspection, the appraisal appointment or the closing.
Not sure yet? The Comprehensive Market Analysis is $0, and so is a consultation. It's a good first step if you're still deciding on price or approach.
If you decide you want help with everything, Maine A La Carte also offers traditional agency service. It's best to decide which type of agency you want before the house goes on the MLS, because it will be written into your contract.
Land and commercial listings
Selling a lot or acreage? The vacant land MLS listing is $295, with the same local broker and the same option to add help only if you want it.
Commercial property is listed for $795. See the commercial NECPE listing page for details.
A few things sellers ask about
Can I still put out a "For Sale By Owner" sign? Yes. If you'd rather use one of ours, we'll ship it to you.
What if I change my mind? If you want to list with another agency, you cancel your listing with Maine A La Carte first. There is no additional fee to end the agency relationship.
What do I need to tell you after I accept an offer? Under MLS rules, you must let Maine A La Carte know within 1 business day of accepting an offer, in writing with both parties' signatures. You also let us know within 1 business day after the closing.
What about the buyer's agent's commission? Ask Diana directly before you list, and see our FAQs.
How is this different from FSBO? With FSBO there's usually no listing broker. With a flat-fee MLS listing, Maine A La Carte is your broker and puts your home in the MLS, while you keep control of the rest. Our flat fee vs FSBO vs full-service comparison goes deeper.
