Flat-Fee MLS in Maine: The Complete Seller's Guide
Flat-Fee MLS in Maine: The Complete Seller's Guide
If you're selling a home, a piece of land, or a commercial property in Maine, you have more choices than "hire an agent at a percentage" or "go it alone." A flat-fee MLS listing sits in between. You pay a set fee to have a licensed broker put your property on the MLS, and you decide how much of the rest of the sale you handle yourself.
This guide explains how flat-fee MLS works in Maine, what it costs with Maine A La Carte Real Estate LLC (795listings.com), what you're responsible for, and how to decide whether it's the right fit. It's written by Diana Corbett, Broker/Owner of Maine A La Carte Real Estate, who works with sellers across the state.
What "MLS" means and why it matters
MLS stands for Multiple Listing Service. There's an MLS for every state, and it's an extensive database of property listed for sale by licensed real estate professionals. Most residential real estate transactions are facilitated through the MLS.
That's the whole point of a flat-fee listing: getting your property into the same database the professionals use, without signing up for a traditional percentage commission on the listing side. Only a licensed broker can place a listing in the MLS, which is why "for sale by owner" on its own can't get you there.
What a flat-fee MLS listing costs with Maine A La Carte
Maine A La Carte keeps the pricing simple and published:
Residential MLS listing: $795
Commercial listing (NECPE): $795
Vacant land MLS listing: $295
Everything else is optional and priced separately on the Services page. Prices are subject to change, and payment is collected at the time each service is performed.
You can see the full flat-fee breakdown on our Flat Fee MLS Maine page.
An illustration (not a guarantee)
On a $350,000 sale, a 2.5% listing-side commission would be about $8,750. A $795 flat MLS listing fee is a different model. Your actual net depends on your price, any concessions, buyer-broker arrangements, and which a-la-carte services you choose to add. This is an illustration only, not a promise of savings.
Three ways to sell with Maine A La Carte
One thing that sets Maine A La Carte apart is that you don't have to commit to a single model up front. We work with any buyer or seller who wants traditional agency, and we encourage a-la-carte services for sellers who want to save.
Traditional agency. A full-service listing, the way most people picture selling a house.
Flat-fee MLS listing. $795 residential or commercial, $295 vacant land. You get on the MLS and handle much of the sale yourself.
A la carte, or fee for service. You pay small fees along the way for exactly the help you want, instead of owing a large percentage commission at the closing table.
It's best for everyone to know which type of agency you'd like before the property goes on the MLS. Your choice is written into your contract when you sign.
How "fee for service" works
A fee-for-service agency has the same Exclusive Agency relationship as a normal agency. The only difference is how you pay. Instead of one large percentage at closing, you pay small fees along the way, and you decide who does each piece of work: you, or your Maine A La Carte agent.
Here's a sample of what you can add from the Services menu:
Pre-listing appointment: $200
Showing appointment: $100
MLS adjustment (photos, price change, disclosure updates): $25
Contract negotiations: $300
Supervised home inspection: $300
Appraisal appointment: $200
Final walk-through: $150
Closing: $100
Professional photography: $250
Drone photography or video: $250
Panoramic virtual tour video: $250
If you're comfortable showing the house and fielding calls, you might buy nothing beyond the listing. If negotiation makes you nervous, you can bring Diana in for just that part. You only pay for what you use.
Flat-fee MLS vs. FSBO
People often lump these together, but they're different.
FSBO (for sale by owner) usually means there's no listing broker at all. You market the property yourself, and it doesn't appear in the MLS.
Flat-fee MLS uses Maine A La Carte as your listing broker to place the property in the MLS, while you still do as much of the work as you like. You can absolutely keep a "For Sale By Owner" yard sign in front of the house, too. The bigger, the better. If you'd like one of ours, we'll ship it to you.

What you'll sign: the Exclusive Agency agreement
With Maine A La Carte you sign an Exclusive Agency listing agreement. The reason is simple: under MLS rules, one property can't be listed in the MLS by two different companies at the same time.
You're not locked in. If you decide you'd rather work with a traditional real estate company, you cancel your listing with Maine A La Carte first, and then you're free to list with anyone. There's no additional fee to end the agency relationship.
The paperwork you'll need before you go live
To stay compliant with federal, state, and MLS requirements, all of the required forms must be submitted to the listing agent before your property can be listed in the MLS. That includes:
The Listing Agreement
The MLS listing data input sheet
Sellers Property Disclosures
The Lead Based Paint Disclosure
At least one digital photo
If you need help with any of these, your Maine A La Carte agent will walk you through it. For better photos than a phone snapshot, professional photography, drone, and virtual tour services are available a la carte.
Buyer-agent compensation: ask before you list
How buyer-agent compensation is handled is one of the most important conversations to have before your listing goes live. Diana will explain how it works for your property and what's in your agreement, so call or email before you list and ask. Our FAQ page covers the basics.
How showings and communication work
With a flat-fee listing, your contact information can appear in the "Showing Instructions" section of the MLS listing. When it does, buyers and their agents contact you directly to set up showings and ask questions.
If you've chosen traditional real estate services instead, the preferred method is for buyers and agents to go through a Maine A La Carte representative. And if you want showings handled for you on a flat-fee listing, you can book showing appointments a la carte.
After you accept an offer
Once you've accepted an offer you like, MLS rules require you to inform Maine A La Carte Real Estate LLC within one business day. Verbal acceptance doesn't count; it has to be in writing, signed by both parties.
From there, you choose how much help you want through inspection, appraisal, negotiation, the final walk-through, and closing. Each of those is available as a separate service if you want a professional in the room.
After the closing, MLS rules also require you to let Maine A La Carte know within one business day that the closing has taken place.
Selling vacant land in Maine for $295
Land is often a great fit for a flat-fee listing. Maine A La Carte lists vacant land on the MLS for $295 (Land Only, MLS Listing). It's the same local Broker/Owner model, and you can add a-la-carte help only if you want it. See Vacant Land MLS Listing in Maine for details.
Commercial property and NECPE for $795
Commercial sellers can list for $795 through the commercial (NECPE) listing service. If you're also leasing commercial space, a commercial lease review consultation is available, and business brokerage services are offered with pricing that varies by project. Learn more on our Commercial NECPE listing page.
Selling in your part of Maine
Maine A La Carte serves sellers statewide, with local pages for some of the areas we hear from most:
Not on the list? That's fine. We work with sellers across the state.
Why a local flat-fee broker instead of a national portal
National "$99" listing sites often advertise a low entry price, then add closing percentages or offer limited local help. Maine A La Carte leads with a clear $795 / $295 menu and a Maine Broker/Owner you can actually call. We don't claim to be the cheapest entry fee in America. We claim transparent, local service.
Is flat-fee MLS right for you?
A flat-fee listing tends to suit sellers who:
Are comfortable answering calls and showing their own property, or are happy to pay for showings when they need them
Want MLS exposure without a traditional listing-side percentage
Like knowing exactly what each piece of help costs
Are selling land, a straightforward home, or a commercial property and want control over the process
If you'd rather hand everything off, traditional agency is still available, and you can talk it through before you decide.
Who can use Maine A La Carte? Anyone. Sellers, investors, banks, landlords, buyers, agents, and closing attorneys are all welcome to call. Every prospective seller is encouraged to set up a free consultation to see whether a la carte is a good fit.
