“My wife and I successfully and quickly did a “For Sale By Owner” sale of our home in Gray last summer using Maine A La Carte Real Estate’s $795 MLS Listing service. It was a delight to work with Diana Corbett who was very knowledgeable and professional. The $795 service included Diana preparing a market analysis on the property, completion of the Property Disclosure, and listing of the property on the MLS. Also included was their professional real estate for sale sign, a key lock box for the entrance door, and access to software for scheduling viewings and the various required inspections of the property, all of which greatly simplified the showing and selling process. Other services were available from Maine A La Carte Real Estate for an additional fee, but we did not need to use any of those services since we did lots of that work ourselves, or those services were accomplished by the buyer’s agent. When I talked about our asking price based on Diana’s market analysis with other full-service real estate agents, who were after our business, they each said the price was unrealistic, and that we should expect to have to come down on our price by 10% or more. We had multiple viewings within a few days of the MLS listing and had the property under contract shortly thereafter. We ended up selling the property at only $1,000 (much less than 1%) below our asking price, at the bank appraisal price that we accepted to expedite the sale. We can see from the bank appraisal that we left nothing on the table, despite other realtors and the real estate industry in general warning that “For Sale By Owner” sales are not profitable. We did end up paying the Buyer’s Agent fee, to assist the buyers and to have that agent handle many details from the contract drafting all the way to the closing, but our total cost to sell our home ended up several thousand dollars below what we would have paid a full-service agency that would have required a full commission to include both seller and buyer agents' commissions, and who would not have gotten us more than the bank appraised price. We consider the $795 MLS service a great deal! We have and will continue to wholeheartedly recommend Maine A La Carte Real Estate and Diana Corbett to anyone considering selling their home here in Maine.” -Larry in Gray, Me
