Flat Fee vs FSBO vs Full-Service Listing in Maine

In Maine, sellers usually choose among three paths: full-service listing (a traditional brokerage handles most of the sale), FSBO (for sale by owner, with no listing broker and no MLS entry), or flat-fee MLS (a licensed broker puts the property on the MLS for a set fee—$795 residential or commercial NECPE, $295 vacant land at Maine A La Carte—while you decide how much of the rest you do yourself). The right fit depends on how much help you want, not on a one-size slogan.

This post expands our live comparison page and ties it to the full seller guide. It is written for Maine sellers by Diana Corbett, Broker/Owner of Maine A La Carte Real Estate (795listings.com).

Full-service listing

Full-service (traditional agency) is what most people picture when they “list with an agent.” You work with a brokerage under a listing agreement; the team typically markets the property, coordinates showings, and guides negotiations and closing tasks under that model.

Maine A La Carte still offers traditional agency for sellers who want that path. You do not have to choose flat fee to work with Diana—you choose the relationship that fits before the listing goes live, and it is written into your contract.

Full-service can make sense when you want one team owning the process end to end, or when you prefer not to field buyer and agent calls yourself.

FSBO (for sale by owner)

FSBO usually means there is no listing broker. You market the property yourself—yard signs, online ads, word of mouth—and you handle inquiries and paperwork without an MLS listing entered by a broker.

Important limit: only a licensed broker can place a listing in the MLS. A pure FSBO listing does not appear in the same professional database most buyer’s agents search every day. That is the main gap flat-fee MLS is designed to close.

FSBO can suit sellers who already have a buyer lined up, or who are comfortable marketing locally without MLS exposure. Many Maine sellers who start as FSBO later add a flat-fee MLS listing when they want broader reach.

Flat-fee MLS with Maine A La Carte

Flat-fee MLS sits between the other two. Maine A La Carte acts as your listing broker to place the property in the MLS (or NECPE for commercial), and you keep control of how much day-to-day work you take on.

Published pricing:

  • Residential MLS listing: $795

  • Commercial listing (NECPE): $795

  • Vacant land MLS listing: $295

Optional help—showings, negotiations, photography, and similar tasks—is sold separately on the Services menu. You only buy what you use. Fees are subject to change; payment is collected when each service is performed.

You can still put a “For Sale By Owner” yard sign in the yard. Flat-fee MLS is about MLS access plus a local Broker/Owner you can call—not about forcing a full-service package.

The longer walkthrough of paperwork, Exclusive Agency, showings, and after-offer steps is in our pillar guide: Flat-Fee MLS in Maine: The Complete Seller's Guide (and the blog version once published: slug flat-fee-mls-maine-sellers-guide).

How to choose (practical questions)

Ask yourself:

  1. Do I need MLS exposure? If buyer’s agents are your main audience, FSBO alone usually is not enough—flat fee or full-service puts you on the MLS.

  2. How much of the sale do I want to run myself? Comfortable with calls and showings? Flat fee plus selective a-la-carte help often fits. Prefer to hand it off? Traditional full-service may fit better.

  3. What is the property type? Vacant land has a published $295 MLS path. Commercial has a published $795 NECPE path. Residential flat fee is $795.

  4. Have I talked through buyer-agent compensation and disclosures? Those conversations belong with your broker before go-live. Start with our FAQs and call Diana with property-specific questions—do not treat a blog post as legal advice.

Selling in your part of Maine

Maine A La Carte works with sellers statewide. If you are in Greater Portland, start with Flat fee MLS in Portland, Maine; similar local pages exist for Bangor, Lewiston-Auburn, Augusta, and Windham. Not on a city list? Still call—service is statewide.

Bottom line

  • Full-service = traditional brokerage process and percentage-style listing relationship.

  • FSBO = no listing broker, no MLS entry by itself.

  • Flat-fee MLS = licensed broker on the MLS for a published flat fee ($795 / $295 land), with optional a-la-carte help.

None of these is “always best.” The win is picking the model that matches your time, comfort, and property—then putting it in writing before the listing goes live.
